Complete Application

Application must be completed fully. (online or on paper)

A $40 non-refundable application fee is required per applicant.

Each person 18 years of age or older must complete a separate application

Note: Roommate/Multiple Residents- all residents are jointly and severally liable for all lease contract obligations including, but not limited to, full monthly rent, violation fees, late fees, and damages.

Applications must be filled out in its entirety. Failure to supply information can lead to denial of the application.

Caregivers: If any tenant requires a caregiver, the caregiver must also be 18 years or older, complete an application, and sign and caregiver agreement prior to occupancy.

Provide in person or via email all supporting documentation to: leasing@anderson-point.com.

Verifiable photo ID (Ex: Driver's License, Military ID, State ID, Passport)

Verifiable proof of income (3 months of PayStubs, W-2, etc)

ACCEPTANCE/DENIAL

The following factors will be considered in accepting or denying an application or changing the offering terms.

Having been sent a 3-Day Notice to Vacate
-
Giving insufficient funds check(s)
-
Previous Eviction
-
Previous past due rent and other charges outstanding to a landlord
-
Previous property damage
-
Failure to have given proper move out notice or breach of lease

Previous or present rude and disruptive behavior
-
Making false statements on the application

Applicants will be notified of acceptance or denial within 3 business days of the application being submitted

If accepted. applicants must execute a lease agreement and provide all required security deposits and initial rent payments upfront within 24 hours from the date of notification.

If you Do Not receive notice of approval within the 3 day timeframe, the application will be considered not approved. Do not assume your application has been approved until your receive notice from property management.

Units are available on a first come first serve basis. Units will be held and reserved only when all applicants and lease terms have been approved and deposits have been received.
OCCUPANCY

Maximum number of persons per apartment: 2 per bedroom

In the event an adoption or birth of a child occurs causing the occupants to exceed the maximum number per bedroom, residents will have until the expiration of the lease term to transfer to the appropriate apartment to comply with occupancy limits.
